Roof Installation & Replacement in Monmouth County, NJ

A new roof is a 25-to-30-year decision. We're a GAF Master Elite® certified contractor, which means we can back your new roof with the GAF Golden Pledge® Limited Warranty — up to 25 years covering both materials and our labor. We've been installing roofs across Monmouth County since 2008.

What a Full Roof Replacement Includes

A lot of contractors do a shingles-only swap. We don't. Every installation includes a complete GAF roofing system from deck to ridge. Here's what that means in practice:

Full tear-off of existing layers

We remove all existing shingles and underlayment down to the deck. Layering a new roof over old material hides problems and voids warranty coverage. Every job starts clean.

Deck inspection and repair

Once the old roof is off, we inspect the decking for rot, soft spots, and previous water damage. Any compromised boards get replaced before the new system goes on. This step catches damage that was hiding under the old roof.

Ice and water shield in vulnerable zones

GAF WeatherWatch® ice and water shield goes along all eaves, valleys, and around every penetration. NJ winters require it. This layer stops ice dams from backing water under the shingles.

Synthetic underlayment across the full deck

FeltBuster® synthetic underlayment goes over the full deck surface. It's a secondary moisture barrier if anything gets past the shingles, and it holds up better than traditional felt during installation.

GAF Timberline shingles

We install GAF Timberline HDZ as our standard shingle, with Timberline CS available for higher impact resistance. Both carry a 130 mph wind rating and qualify for WindProven™ unlimited wind speed coverage when installed as part of the full GAF system.

Ridge cap and ventilation

StainGuard Plus TIME™ ridge caps finish the roof at the peak. We also check attic ventilation on every job. Poor ventilation shortens shingle life by years. If yours needs work, we'll tell you and quote it separately.

What Roof Replacement Costs in Monmouth County

Most residential roof replacements in NJ run $8,000–$18,000. The wide range comes down to a few variables:

Factor Impact on Cost
Roof size (squares) Primary driver — more squares, higher cost
Roof pitch and complexity Steeper or more complex roofs take longer to work safely
Number of layers torn off 2-layer tear-off adds disposal and labor cost
Shingle line (HDZ vs CS) CS adds a small premium over HDZ
Deck repairs needed Priced separately; depends on extent of rot or damage

You get a written, line-item estimate after a free inspection. Nothing starts until you've approved the number in writing.

How the Installation Process Works

  1. 1

    Free inspection and estimate

We get on the roof, check the deck, measure the squares, and identify any ventilation or flashing issues. You get a line-item written quote before we schedule anything.

  2. 2

    Material selection

We walk you through shingle options. Most homeowners go with Timberline HDZ in a color that fits the home. We'll pull samples and explain the difference between product lines — no pressure.

  3. 3

    Scheduling and material delivery

Materials typically deliver the day before the job. We'll confirm the date and give you a heads-up on what to expect. Job start is usually early morning.

  4. 4

    Tear-off

Old shingles, underlayment, and damaged flashing come off first. The deck gets inspected at this stage. If we find rot or soft spots, we call you before doing any additional work.

  5. 5

    Full system installation

Ice and water shield, synthetic underlayment, shingles, flashing, ridge caps. Everything goes on in order. We don't skip layers to save time.

  6. 6

    Cleanup and final inspection

We run a magnet around the yard for nails, haul all debris, and do a final walkthrough. We want the yard looking the same as when we arrived.

GAF Golden Pledge® Warranty

The GAF Golden Pledge® Limited Warranty is the strongest roofing warranty available. It covers both the materials and our labor for up to 25 years.

Most contractors can only offer GAF's standard System Plus warranty, which covers materials only. The Golden Pledge® adds full labor coverage, meaning if there's a workmanship issue at any point in that window, GAF backs the repair. We can offer it because we're GAF Master Elite® certified.

Less than 3% of roofing contractors in the country qualify for that certification. It requires passing quality standards, maintaining insurance, and keeping up with ongoing training. Homeowners get a fully transferable warranty, which adds real value if you sell the home.

Warranty summary at a glance

  • Who backs it: GAF, one of North America's largest roofing manufacturers

"Our roof in Belmar was just old, and every windy rainstorm made me wonder what was going to come loose next. They replaced it, kept me posted during the job, and the crew had the yard cleaned up before they pulled away. I'm happy we finally got it done, it already makes the house feel better."
